QUICK LETTING CHECKLIST FOR LANDLORDS
Wentworth Estates aim to lease your property as efficiently as possible and dependent upon the initial condition of the property, hopefully within one week.
Following is a quick guide:

- We offer a free inspection and survey. Please make an appointment and an inspector will make an initial assessment and conduct a valuation.
- Our specialist photographers (in one visit) will take all necessary photographs which will ensure maximum exposure for your property.
- We can arrange safety checks for gas (CORGI) and electricity (NICEIC) and Energy Performance certificates to be carried out.
- Final Inspection – Once the works are completed a final inspection is carried out which may include an inspection from a Council Officer.
- Arrange Viewing: We have representatives available day/evening and weekends. 40% of our viewings are during the evenings and weekends.
- Tenant: Once a tenant has been found, we will apply for references. We have high calibre private and corporate tenants and we work with some of the world’s most admired corporations, finding homes for their key personnel. Many tenants, especially corporate, prefer to rent managed properties.
- Tenancy Agreement – Wentworth Estates will prepare the relevant paperwork. An inventory will be prepared, prior to the tenancy, which will be agreed by both tenant and landlord.
- Rent and Deposit – Wentworth Estates will collect the rent on your behalf and the deposit will be held.
- Sign the lease. Once checks have been made and all documentation provided, we will arrange to sign the lease with you.
- Utilities – Landlord to arrange transfer of responsibility to the tenant for gas and electricity.
- Management Service. We endeavour to make regular visits (minimum of every two months) to ensure the property is being well maintained and also to notify you if any repairs or maintenance issues need to be addressed.
We are required by law to provide information of rent to the Inland Revenue. If you are non-UK resident, you need to provide a confirmation that you have met Inland Revenue registration requirements. We can assist you with this and provide a copy of guidelines.
