In order to best serve the needs of our landlords, we have to ensure the well-being, safety and happiness of our tenants.
How We Look After Our Tenants
This is ensured by the following philosophy and our code of ethics:
- Ensuring a wide range of properties to meet individual requirements.
- Deposits are protected by a government approved Tenancy Deposit Scheme.
- Easy to read agreements which are accessible via our website so that all queries or concerns can be discussed beforehand.
- Wentworth Estates employees accompany tenants to all viewings and are therefore immediately available to answer any queries or concerns.
- We are flexible on viewing times and subject to the landlord's criteria on time scales, we at Wentworth, do our best to also fit in appointments during the working day but also at weekends and during early evenings. We are committed to a service that is flexible and understanding of the tenant's lifestyle.
- We have our own team of tradesmen who can immediately rectify electrical/plumbing/maintenance problems, therefore taking the worry or concern away from you, the tenant, on procedure for repair work.
Our website is user-friendly and therefore enables tenants to view, in their own time, properties which are available. Once a property has been selected, our especially trained staff can then help tenants to move to the next stage.
Alternatively, we maintain a comprehensive database and can locate properties for you, looking out for that special property in your area of choice. We understand and care about your domestic requirements, both for housing standards and necessary location for family lifestyle and commitments.
All properties available for rent have Energy Performance Certificates which help ascertain cost of utilities. These can be viewed at our offices.
Offer/Application/Administration/Fees
Having found your ideal property, a written application has to be submitted. These formalise dates of tenancy, duration, fees and property specifics. If assistance is needed, we can help you to complete the form.
A Reservation/Deposit Fee has to be paid. This deposit is refunded at the end of the tenancy. If however, the tenant decides not to proceed with the property, the deposit will not be refunded.
References are requested from employers/former landlords/or from a character referee together with a credit check. These checks are part of our service to our landlords. A legal fee is charged prior to the commencement of the tenancy to cover the tenant's share of the Tenancy Agreement and for legal notices.
Deposit
A deposit equivalent to approximately six week's rent is required (but may vary dependent upon tenancy). This covers any breakages, damages, or potential tenant liabilities. At the end of the tenancy, a Wentworth Estates member of staff will check the premises and if necessary, will make any deductions as and when necessary, from the deposit.
Rent
Rents are normally quoted on a calendar month basis however please note that utility costs such as gas, electricity and telephone are extras and in addition to the rental cost of the property.
