Arrange Property Viewings
Contact the Wentworth Lettings team to schedule viewings of the properties you are interested in. Attend the viewings and thoroughly inspect the property, asking questions about the rental terms, property condition, and any specific requirements.
Make an Offer
If you find a property you wish to rent, inform us of your interest and make an offer. Negotiate the rental price, terms, and any specific conditions you may have i.e. unfurnished or furnished.
Tenant Screening and Referencing
Wentworth will conduct tenant screening and referencing checks through our partnering referencing companies. This typically includes credit checks, employment verification, and obtaining references from previous landlords. If applicable right to rent, and right to work check for overseas passport holders.
Tenancy Agreement
Once your application reference is approved, Wentworth will provide you with a Gas certificate, Electric certificate, Energy Performance Certificate, Property Licence and How to Rent Guide booklet to review. Thereafter, proceed to tenancy agreement. Carefully review the agreement, paying attention to the terms, rent amount, duration, and any additional clauses.
Security Deposit and Rent Payment
Pay the security deposit, which is typically equivalent to one months' rent. Arrange the initial rent payment, usually the first month's rent, prior to moving in. Wentworth use My Deposit’s custodial Scheme for deposit to be held.
Inventory and Check-In
Wentworth or its representative may conduct an inventory check and create an inventory report detailing the condition of the property and its contents along with detailed pictures. Schedule a check-in appointment with the landlord or agent to review the inventory report and document any existing damages or issues.
Moving In
Complete any necessary paperwork and formalities, such as setting up utility accounts and providing. Wentworth Estates housing officer will ‘meet and greet’ you at the property. We will carry out a check in and provide you with a ‘Welcome Pack Booklet’. The check in will include key features i.e. water stop cock, how to function the boiler, hot water and heating, including provide emergency contacts number’s.
Ongoing Tenancy
Adhere to the terms of the tenancy agreement, including paying rent on time and abiding by any specific rules or restrictions. Report any maintenance issues promptly to Wentworth Estates or our designated maintenance contact for your property.
End of Tenancy
Notify Wentworth in advance if you intend to end the tenancy (usually 1 months’ notice subject to tenancy). Arrange a check-out appointment to review the property's condition and finalise any outstanding matters, such as the return of the security deposit.
Throughout the process, maintain clear communication with the landlord or estate agent, seek clarification on any doubts, and ensure you understand your rights and responsibilities as a tenant.
